Maintaining its strategic focus to develop a significant industrial property portfolio in the Phoenix, Minneapolis and Indianapolis markets, DAC is proud to announce three recent acquisitions representing 300,000 square feet. “Our continued success on the acquisitions front is a reflection of the strong relationships we have developed and maintained,” said Sean Dalfen, Managing Principal & Chief Investment Officer.
Built in 2006, the former FundEx Corporate Headquarters located at 1570 South Perry in Plainfield, IN totals 109,900 square feet in industrial space on 10.25 acres with room for an expansion of up to 50,000 square feet. The property has 32’ clear ceiling heights and is well situated, only four miles from the Indianapolis International Airport.
DAC’s second acquisition is located at 4707 East Baseline Road in Phoenix, AZ. Built in 1996 the concrete tilt-up facility totals 136,000 square feet and has 26’ clear ceiling heights, 10 dock-high doors and high quality office finish, and an additional parcel of land totalling 6.8 acres.
Rounding out these recent acquisitions, Xylon Commerce Center Phases I & II are located in Brooklyn Park, Minnesota. The two institutional quality multi-tenanted buildings total 58,000 square feet and each have a total of seven suites with a minimum of one dock and grade level loading door per unit. Built in 2002, the facilities boast a 40,000 square foot paved, lighted, and gated storage area for excess truck and trailer parking — a rarity in the North Central industrial market.
These investments were made through DAC’s Opportunistic Industrial Fund, Ashrei II, with the remaining $110MM of capital to be deployed in the coming 12 to 18 months.
