New Indianapolis Tech Space “The Union” to Open Q1 2017

Unique downtown location offers short-term leases, flexibility for scale-up tech companies

INDIANAPOLIS--()--The Union, a building focused on housing scale-up technology companies, will officially open Q1 2017 in The Brougher Building. The former Eli Lilly property is located at 525 South Meridian on the south side of downtown Indianapolis. It features over 122,000 square feet of turnkey office space with short-term one to three year leases. Health analytics company Springbuk joined in November and SmartFile, a file governance and management company, will follow in February 2017.

“Plus, I hope that the building’s close proximity to large companies like Eli Lilly, Rolls-Royce and Cummins will make innovation and collaboration, for example on Internet of Things-related projects, more likely.”

“Most companies aren’t sure where they’ll be in two years, much less five,” said John Hurley, partner at The Union and CEO of SmartFile. “Having a location that enables short-term leases with turnkey, immediate workspace that scales in size instantly is atypical to real estate. Scale-up companies need flexible office space that offers more than coworking studios and the Union accomplishes this feat. The Union is the first of its kind in Indiana and could transform the way businesses find residence all over the United States.”

The former high school was established in 1891 as an industrial training public school for area districts, known as Emmerich Manual High School. The group of investors worked to maintain the history of the trade institution, repurposing the location and its original architecture, including keeping the gymnasium, courtyard, and original bell towers. Unlike coworking spaces, The Union’s unique features empower scale-ups to meet instantaneous scalability without being constricted by square footage. Each 5,000 square foot office suite features:

  • Custom, short leases adaptable to the needs of growing companies
  • Moveable walls for easy expansion of office space within the office suite
  • Kitchenette complete with a sink, cabinets and stainless steel appliances, and a movable center island for events
  • Conference rooms comprise of two large rooms with whiteboards and TV mounts, added data and electrical wiring, and two smaller breakout rooms for calls or small meetings
  • Business class internet connectivity with VOIP and hosting services, provided by LightBound
  • Secure access to the building 24/7 with keycard access for each employee
  • Utilities are always included with rental space payment each month
  • Free parking for every tenant company

“The construction of The Union is an exciting investment in a part of our downtown that has been largely untapped, but full of potential,” said Joe Hogsett, Mayor of Indianapolis. “This project will build upon Indianapolis’ growing tech community and feed the pipeline of talent and innovation that will take our city to the next level.”

“Scale-up companies - these emerging, younger, high-growth companies that are past start-up stage and could be our future success stories and job creators - have long struggled with the challenge of finding space large enough for teams while flexible enough to accommodate growth. The Union is a very welcome solution to this challenge,” said Mike Langellier, President and CEO of TechPoint. “Plus, I hope that the building’s close proximity to large companies like Eli Lilly, Rolls-Royce and Cummins will make innovation and collaboration, for example on Internet of Things-related projects, more likely.”

The Union will hold a ribbon-cutting event in early 2017. Space is currently available for lease by contacting info@union525.com.
